You need the right REALTOR®
You hired a REALTOR® to sell your home, yet it didn’t sell. The Realtor is at the top of the list for reasons your home didn’t sell. REALTORS® have different approaches to pricing, marketing, staging and negotiating, and sometimes it takes a different approach to get the job done.

The list price is wrong
Next to having the right REALTOR®, pricing your home is one of the most important parts of getting a home sold. You only get one chance to get the list price correct out of the gate, so you had better get it right. Price too high and you may not get offers. Price too low and you may be leaving money on the table.

You need different marketing
For some REALTORS® their approach getting a home sold comes down to the 3 P’s: Put the house on the market, Put a sign in the front yard, and Pray! Often times it takes a robust, multi-tiered and different marketing effort to attract as many buyers to your property and get them to view the property.

Are you motivated?
No seller likes to hear this but an unmotivated seller will never get them home sold regardless of the Realtor or marketing. If a seller believes their $600,000 home is worth $900,000 and is unwilling to budge then everyone is wasting their time. Motivated sellers trust the data and listen to the advice of professionals.

How can you sell my house when my other agent could not?

Just like any occupation, real estate has a range of talent, ranging from superstar top performers all the way down to the zero sales guys and girls.  Often times, it comes down to the pricing strategy and marketing that get offers.  We have both a different pricing strategy and marketing approach than most agents.  If the agent you hired used the same pricing and same marketing as most agents and it didn’t get the home sold you probably need a new and fresh approach.

How long is your contract?

All contract periods are negotiable, but many agents use 6 months as a standard.  Although, if properly priced and marketed a property should not take nearly that long to sell.

Can I cancel my contract?

A listing agreement is a mutually binding contract. This means that both parties must agree to end the agreement.  It is a fiduciary duty of a REALTOR® to serve their client and put their client’s interests above theirs.  But sometimes relationships don’t work out.  Professional agents should not want to work with a client who doesn’t want to work with them.
