Some properties don’t sell the first time, or even after several tries. They become canceled, withdrawn, or expired listings. We call them 2nd life. These homes are sometimes challenging, as they become “stale” in the eyes of the buying public after sitting on the market unsold. All homes sell, but often they just need a new, fresh, and different fresh approach to selling.
Just like any occupation, real estate has a range of talent, ranging from superstar top performers all the way down to the zero sales guys and girls. Often times, it comes down to the pricing strategy and marketing that get offers. We have both a different pricing strategy and marketing approach than most agents. If the agent you hired used the same pricing and same marketing as most agents and it didn’t get the home sold you probably need a new and fresh approach.
All contract periods are negotiable, but many agents use 6 months as a standard. Although, if properly priced and marketed a property should not take nearly that long to sell.
A listing agreement is a mutually binding contract. This means that both parties must agree to end the agreement. It is a fiduciary duty of a REALTOR® to serve their client and put their client’s interests above theirs. But sometimes relationships don’t work out. Professional agents should not want to work with a client who doesn’t want to work with them.
